Rates and degree of difficulty in obtaining financing vary with the type of property and funds requested.  A multi-family property will have a lower rate, be less expensive in closing costs and be much easier to finance than a gas station. 
Many banks simply do not finance certain property types. This does not need to be the end of your search for financing; because it is just the beginning for us.
